There are many opinions about whether to have a Real Estate Open House to sell your home; the agents perspective, the sellers perspective and the buyers perspective.

Most agents consider them a waste of time. This service is used to keep their clients happy or used as a last resort. Few sales tradionally come from open houses. Some agents may find an unattached buyer/potential new client but rarely is the time spent sitting at an open house worth it for the agent or the client.
Many sellers loves open houses. They only see the upside. They think it’s the key to selling their home. Other sellers are skeptical and see it as a security risk. Do you want strangers that may only be lookers wandering around your home, especially if they are not represented by a Licensed Real Estate Broker? Many sellers prefer to open their homes to serious buyers only.
Most buyers these days rely on the internet or their buyer’s agent for their home search. There are large amounts of internet listings and online real estate information that buyers can obtain at their own convenience that will save them time.
The majority of home sales come from contacts with other real estate agents, from the local MLS (multiple listing service) and from the selling agents/listing agents website.
If an open house is held too often, it may send a signal that the house is a tough property to sell.
As you can see, there is no right or wrong, but it my opinion, an open house should be used as a last resort.

Believe it or not, now is a good time to buy a home in North Carolina. It’s true, the economy is not doing well, but prices of homes have dropped well below their value. Lower prices means better affordability for those interested in buying. If houses have been sitting on the market for a long period of time, sellers may be more eager to sell at a lower price.
If you are interested in selling and would like a free comparative market analysis of your home or you are interested in purchasing a home, contact our team and we will provide you will all the real estate information you need. We serve the Chapel Hill, Carrboro, Durham, & Raleigh, North Carolina area.

Lovingly built in 1987 by renowned Chapel Hill builder J

P Goforth this two story traditional home offers privacy with a convenient location in one of the areas most sought after communities
Sedgefield Stoneridge. Maintained with pride this residence offers a lifestyle that is non-comparable. Many hours of joy can be spent roaming the grounds and adding to the lush gardening. Entertaining will be most enjoyable in the formal, informal and open areas this home offers your family and guests. Stay for a while. Enjoy your visit. We hope you love it as much as we do
The best things about this house are the serene setting and wonderful flow of the home at 3105 Whitfield Rd.
The family room is grande in size and has a really nice raised hearth masonry fireplace. As is customary for JP Goforth homes built in this time frame he added Pella Windows and framed them in beautiful cherry stained moldings. They are all over this house and make it really special.

One of the best views in the whole house is from the sunroom! “Tree-Top”is the word you will use when you look around and see nothing but the tops of hardwoods from inside peeking out.The owners replaced the old deck with a two level TREX deck made of recycled materials that is supposed to be maintenance free!
Everyone who comes in the home mentions how much they like it!So if you think you are interested in buying a home with a mature hardwood ( gently landscaped ) acre lot in Chapel Hill just give me a quick ring on the phone and either my Buyer’s Specialist or I will be happy to meet with you.

The last time John and Elizabeth Edwards lived in Chapel Hill, North Carolina was 30 years ago. Recently they just purchased a home on over 100 acres in the south Chapel Hill area. They chose the Chapel Hill-Carrboro School System because of its predictabilty, its stabilty and the high quality of education it provides. Many of their friends live in Raleigh but the Wake County School System is undergoing alot of change and redistricting right now. Many of the Raleigh schools have been converted to year round schools. Since last living in Chapel Hill, one of the changes they noticed was the development of Franklin Street.
In addition, the one thing they really like most is Carolina Basketball and that the University of North Carolina will always be the center of gravity in Chapel Hill.
